Check out our remodeling projects, too.Three-season rooms usually do not have a crawl space or basement under them. They are poured slab on grade, although a trench footing to the frost line is necessary around the perimeter of the room. The town Code Enforcement Officer will expect to see an exterior door with a weatherproof threshold used to separate the structure from the main dwelling. This is because the energy code usually will not let a heated room pass the RESCHECK (Residential Energy Check) with all the glass normally used in a three season or sunroom. If the owner wants the room to be heated, the architect has the option of using the entire house RESCHECK and averaging the rooms energy values into the equation. Even if the room is unheated, we recommend using standard insulation for a heated room to keep the structure cool in summer and extend the use of the room in spring and fall. Sometimes a gas fireplace or wood stove is used for supplemental heating.
