Addition Projects: Sunrooms, Three-Season Rooms

Albright Remodeling helps families upgrade their homes to bring them more enjoyment, provide space for aging parents, growing families, or leisurely pursuits, and take advantage of new technology for cleaner, more efficient operation. Sun room and three-season room additions are shown below. Three-season rooms usually do not have a crawl space or basement under them. They are poured ‘slab on grade,’ although a trench footing to the frost line is necessary around the perimeter of the room. The town Code Enforcement Officer will expect to see an exterior door with a weatherproof threshold used to separate the structure from the main dwelling. This is because the energy code usually will not let a heated room pass the RESCHECK (Residential Energy Check) with all the glass normally used in a three season or sunroom.

If the owner wants the room to be heated, the architect has the option of using the entire house RESCHECK and averaging the room’s energy values into the equation. Even if the room is unheated, we recommend using standard insulation for a heated room to keep the structure cool in summer and extend the use of the room in spring and fall. Sometimes a gas fireplace or wood stove is used for supplemental heating.

A nice project in North Chili. This 10' x 20' four-season room leaked like a sieve after six years and was collapsed by the ice storm a few years ago. We cleared the damage and built this stick-framed sun room featuring lots of glass and a cedar interior on the existing slab. The owner is a lot happier with this approach. This unit has lots of light due to the two sets of skylights in the roof on either side. This room is aesthetically pleasing, light, bright, and much more durable than the structure it replaced.
