This Livonia, NY project brought together all the additional elements a couple wanted to have in their house but didn't. |
Approximately 480 square feet of living area was added to an existing living room by removing the exterior wall indicated by the red line. |
One structural column was necessary to support the weight of the second story. To make a more aesthetically pleasing look, two columns were used, with glass shelves to create an interesting feature.
| A panoramic view of the whole new room showing the furniture groupings: one facing the new fireplace with custom mantel and wood surround; the other facing the entertainment
center. |
A flat-screen TV is surrounded by custom cabinets, drawers and open shelving built to the homeowner’s specification to accommodate designated items.
As part of the project, an outside entrance was constructed between the
family room and porch to provide easy access to the basement for large or bulky objects. |
A screened-in porch, attached to the expanded family room, provides a nice, bug-free way to enjoy summer evenings.
This project involved creating a large new family room, converting an existing living room, and adding both screened-in and open porches to the rear of a ranch home in Hilton, New York. |
This porch/deck provides a 12’ x 16’ outside sitting area, and a 12’ x 14’ screened-in area for those days when the sun and bugs are too pesky! |
This 20’ x 26’ family room has a set of doors leading out to the combination covered/open porch. Other features include a modified cathedral ceiling, a heat-circulating gas fireplace, and custom wood cabinets for storage built to the customer’s specification. The Shaker style of the cabinets is echoed in the custom mantel surrounding the fireplace.
This fireplace mantel and surround were built to blend in with the custom cabinetry around them. The hearth is black marble. |
The existing living room was transformed into a sewing room with custom cabinets built to the owner’s specification, including worktops lower than standard to accommodate a petite user. The pass-through to the family room includes two sliding pocket doors to provide privacy on both sides.
